land prices 2016
Before the accession to the EU, Swedish statistics on
agricultural land prices and rents were not calculated or published on a
regular basis. In the EU this kind of statistics have been provided by most
Member States to Eurostat each year since 1973. Since the accession to the EU
in 1995, Sweden is providing Eurostat with annual statistics on agricultural
land prices and rents. Estimations of agricultural land prices are based on
information, collected by Statistics Sweden, from sales of whole or parts of
agricultural estates and information from the register of assessed values for
real estates. However, it should be mentioned that in Sweden rather few sales
of exclusively agricultural land are performed each year. Most sales of whole
or parts of agricultural estates also include buildings and other kinds of
land. The method used takes into account these circumstances in order to
eliminate the value of buildings and other kinds of land by using the assessed values to determine the proportion of the
agricultural land value of the total selling price. Arable
land
Between 2015 and 2016 the price of arable land for
Sweden has increased on average by 3 %. The price of agricultural land is 91 %
higher in 2016 compared with 2006 and the average price was estimated to 75 000 SEK
per hectare. The price per hectare of arable land is still highest in plain
districts in southern Götaland with an average price of 182 100 SEK per
hectare. There are big variations in prices between different parts of Sweden.
In the plain districts of southern Götaland prices were on average more than
twelve times higher than the prices in Upper parts of Norrland for arable land. Compared with 2015 the average price has increased in
almost all regions in 2016. The average price has increased most in plain
districts in northern Götaland and forest districts in central Sweden. It increased
with 24 % to 87 200 SEK per hectare respectively 10 % to
40 200 SEK per hectare. Pasture
and meadow land
The average price of pasture and meadow land in Sweden
was 28 000 SEK per hectare in 2016 which is 3 % higher than it was in 2015.
The price per hectare pasture and meadow land was still highest in plain
districts in southern Götaland with an average price of 82 000 SEK per
hectare. Upper parts of Norrland have had the lowest average price per hectare
since 1995. In 2016 the price was 4 500 SEK per hectare. The average prices have increased in almost all
regions. Between 2015 and 2016, the average price has increased most in plain
districts in northern Götaland. It increased with 33 % which corresponds
to 9 800 SEK. List of tables
